Negotiate

Negotiate the lease, not the inbox.

Both sides work in one live lease. Every change is tracked with a name on it, every point is settled where it was raised, and nobody ever compares two Word files again.

4.1 Base Rent

Three months of free rent while we build out.

Counter

S. Chen · LandlordCounter

Two months works with the TI allowance we agreed.

The redline you’d expect from a good attorney, built in.

Nothing changes without a name on it

Tracking is always on. Type in the lease and your change appears as an insertion or a strike with your name, so nothing ever slips in untracked.

Lessee may use the Premises for general office general office and medical office purposes.

Settle each point where it was raised

Accept it, reject it, or counter it. A counter answers the exact change it responds to, so the thread of each point stays together instead of scattering across emails.

Your side’s talk stays on your side

Each side has its own private workspace. Draft, debate and leave notes for your team. Only what you send reaches the other side, and sending passes them the turn.

Landlord side only

“We can go to two months if they drop the extra TI ask.”

Every round, summed up

Each time a side sends, PACT records what changed in that round. Go back to any earlier version in a click.

Round 3 · Landlord to Tenant

  • 4.1 Base Rent · countered
  • 6.2 Use · accepted
  • 12.4 Assignment · new change

The other side joins free. Always.

Invite the other broker, the tenant and their attorney. They review, redline, comment and sign without a plan, so there’s nothing to slow the deal down.

Questions

Does the other side need a PACT plan?

No. Anyone you invite can review, redline, comment and sign for free.

Can the other side see my internal notes?

No. Notes and drafts in your side's workspace stay there. Only what you send reaches the other side.

Can we still exchange Word files?

Yes. You can download the lease as a Word file at any point. Keeping the negotiation in PACT keeps the tracked record of every round in one place.

Can I undo an accept by mistake?

Yes. Every version is kept, and you can go back to any of them.

Close your next lease in one document, not forty emails.
